Estimator
This position is responsible for conducting site visits, understanding and defining scopes of work, reading plans, and creating accurate, detailed cost estimates for commercial post-construction and janitorial projects. The Estimator serves as a key point of contact for clients and works closely with division managers to ensure projects are scoped, priced, and communicated correctly.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:
Field Work & Site Visits
· Conduct job site walkthroughs to fully understand client needs and project scope
· Ride along with division managers and leadership during training and onboarding
· Take detailed notes and photos during site visits to support accurate estimating
· Review project plans and drawings associated with each job
Understanding Scopes of Work:
· Accurately scope commercial post-construction services including rough, final, and touch-up cleans, glass cleaning, power washing, and floor care
· Understand janitorial scopes including nightly, detail, terminal, and medical cleaning, as well as carpet and floor maintenance
· Clearly define expectations with clients and internal teams before bidding
Cost Estimating
· Prepare detailed, accurate estimates for commercial and janitorial projects
· Calculate labor, materials, and subcontractor costs
· Utilize company-provided estimating spreadsheets and software tools
· Review estimates with management prior to submission
Plan Reading:
· Read and interpret blueprints and construction plans
· Understand symbols, measurements, and scales used in plans
· Apply plan details directly to scopes and pricing
· Candidates must be comfortable spending extended periods working on a computer
Training & Development
· Shadow experienced estimators and leadership
· Engage in ongoing feedback and improvement conversations with management
· Stay informed on industry trends, best practices, and company standards

· Basic computer skills; ability to learn estimating and reporting software
Education and Experience
· High school diploma required; additional education in business or administration preferred.
Physical Demands, Work Conditions and Environment:
· Primarily office-based work environment.
· Ability to sit and work at a computer for extended periods of time.
· Ability to operate a motor vehicle for business-related errands as needed.
Eligibility Requirements:
· Must be at least 18 years of age or older.
· Must be willing to submit to a background investigation; any offer of employment is conditioned upon the successful completion of a background investigation, including but not limited to: Driving Record, Criminal Background, Reference Check, Credit Check, etc.
· Must have access to a reliable motor vehicle on a regular basis.
· Must be willing to submit to a drug and alcohol screening.
· Must have unrestricted work authorization to work in the United States.
· Must be willing to execute Schuman’s Cleaning Service Employment Agreement which requires, among other things, post-employment obligations relating to non-solicitation and confidentially disclosure.
This is a hybrid position, with the possibility of becoming fully remote following the successful completion of the probationary period.
